What Is FSI?

  • FSI is one of the most important aspects of the real estate industry. This is the floor space index sometimes called the floor area ratio (FAR). Refers to the greater area of a piece of land used for development. 
  • This development is coordinated by the National Building Code of India and the Development Control Regulatory Department of each region, which is generally based on the Building Code. The floor space index is an important factor in regulating construction activities in urban areas.

What Impacts FSI?

  • Many factors can influence the potential floor space index of a building. These include the size of the flat, the type of building, the location of the flat, etc. The floor space index of a plot depends on the location. 
  • The floor space index is different than the floor area index. Floor space index value can change depending on the development requirement of the city and land value. 
  • Many areas like foundations, lifts, service areas, and corridors may or may not count towards the floor space index. Buying a property is a significant investment of money. Since it is a long-term asset, everything must be understood before entering into a contract.

Exemptions From FSI Standards

  • Areas covered by stairwells, lifts, corridors, architectural elements, and high cisterns (the height of the bottom of the cistern from the floor is not more than 1.5 meters) and terrace lap wc above the upper floor with a floor area not exceeding 10 square meters.
  • Stairways and lift rooms, as well as passageways to basement level or parking decks.
  • Parking area on the top floor or ground floor.
  • Watchman cabin and crew quarters on ground floors or stilt parking lot.
  • The service platform is more than 1.5 meters high
  • The gym area is 150 square meters
  • The air conditioning plant room, generator room, and stilt room should be on the ground floors.
  • Electrical and switchgear rooms in all rooms.
  • The pump room and meter room are in the parking lot or on the ground floor.
  • The area is occupied by pipes, garbage, corridors, and a portico.
  • A water treatment plant is planned in a dedicated building area to house machines for wastewater treatment plants.
